Energy Assessment Types

Energy assessments are crucial for understanding a building’s energy performance and identifying areas for improvement. Different types of energy assessors are responsible for assessing different types of buildings.
Existing Residential Buildings
Domestic Energy Assessors (DEAs) conduct energy assessments on houses, flats, and bungalows. They gather property data and information on-site, which is then fed into approved software to generate an energy assessment report.
Commercial Buildings
NDEAs conduct energy assessments for non-domestic buildings like offices and shops, focusing on on-site data collection. Higher-level qualifications are required for new-build and complex commercial assessments.
New Domestic Buildings

OCDEAs perform energy assessments for new domestic properties, using building plans and elevation drawings. Their work involves pre- and post-construction calculations and is desk-based.

Public Buildings

DEC Assessors evaluate energy performance in public buildings like churches and libraries. They collect on-site data and use approved software for calculations, producing (EPC).

What’s an EPC?

An Energy Performance Certificate (EPC) is a legal document that provides information about how energy-efficient a building is. It is mandatory for all buildings that are being sold or rented in the country. The EPC rating goes from A to G, with A being the most energy-efficient and G being the least. The EPC is based on a calculation of how much energy a building uses to heat, cool, and light it. The calculation considers several factors, including the type of building, its size, its insulation, and its heating system. The EPC also provides recommendations for improving the building's energy efficiency.

How Is the EPC Calculated?

Below are the steps through which EPC is calculated:

1 Standard Assessment Procedure

The EPC calculation uses the UK government-approved SAP methodology to assess a property’s energy performance. It takes into account various factors, including the construction details like walls, roof, floors, windows, and insulation; the heating and hot water systems, including their type, fuel, efficiency, and controls; lighting efficiency; ventilation systems; renewable energy sources such as solar panels; and the property’s location and exposure to wind and sun.

2 Data Collection

An accredited energy assessor collects data through visual inspections, measurements, questionnaires, and reviewing existing documents, such as building plans. This comprehensive approach ensures accurate information is gathered for the energy assessment.

3 Calculation & Rating

The assessor inputs the data into SAP software, which calculates the property’s energy efficiency rating from A (most efficient) to G (least efficient), generates an Energy Efficiency Indicator (EEI) score, and produces the EPC document with the rating, EEI, and improvement recommendations.

4 Validity

In the UK, Energy Performance Certificates (EPCs) are valid for a decade, providing a long-term view of a property’s energy efficiency. This certificate is essential for assessing how energy-efficient a building is and helps in planning necessary improvements to enhance performance and reduce energy costs over time.

Once the EPC survey concludes, your energy performance is calculated, and an EPC Certificate is generated. Within 24-48 hours of the energy assessor leaving, the certificate is published on the government register and emailed directly to you. The EPC Certificate includes recommendations for enhancing your building’s EPC rating.
